As a dedicated player who has spent countless hours exploring the Living Lands, I can confidently say that finding the right piece of unique equipment can define your entire journey in Avowed. These aren't just minor upgrades; they are game-changers, powerful enough to carry you through the main story if they align with your playstyle. The Emerald Stair, the second major explorable zone, is a treasure trove waiting to be plundered. If the basic gear from Dawnshore feels lacking, then Fior mes Iverno and its surrounding wilds are your next destination for power. Let me share my personal findings and recommendations from my own adventures there.
For my fellow mages, the first stop should be Abritt Porrya's stall in the plaza of Fior mes Iverno. For 4914 Gold, she sells Minoletta's Conduit, a wand that instantly became the cornerstone of my lightning-focused build. 
Its extended range and enhanced damage output make it feel like a true artifact, not just a vendor item. It's right by the fast travel point, so it's impossible to miss. I remember the feeling of channeling its power for the first time; the crackling energy was a significant step up from the standard-issue wands.
If you prefer to get up close and personal, Stephan at the Essence of War store has exactly what you need. His Lodestone mace is a masterpiece for control-focused warriors. 
I used it on a character built around the Stun mechanic, and it was transformative. Not only does it deal increased Stun damage, but its Power Attacks create a small area-of-effect Stun pulse. There's nothing quite as satisfying as wading into a group of enemies and watching them all get knocked off balance with one mighty swing. It turns chaotic brawls into manageable encounters.
Now, for one of my absolute favorite finds: One Last Trick. This arquebus is a ranger's dream, and the best part? It's free! 
You earn it by completing the 'Steel Resolve' quest from the rangers at their headquarters northeast of town. Its unique property is that its bullets ricochet to one additional nearby enemy after impact. Combined with a 20% faster reload speed, this weapon allows for incredible crowd control from a distance. I've cleared entire packs of weaker foes with careful positioning, letting the physics do the work.
To make One Last Trick even deadlier, you'll want the Ring of the Peerless Marksman. 
This +10% ranged damage bonus is a pure, multiplicative boost that applies to all your bows and guns. I got mine by helping Lieutenant Fidelio at the Bone & Boar Inn with the 'Missing Rangers' quest. It's a straightforward quest that pairs perfectly with the rifle acquisition, almost as if the game is guiding you toward a powerful sniper build.
For those who love seeing big, yellow damage numbers, the Painter's Brush is a must-have trinket. 
That flat 5% increase to your base critical strike chance might not sound like much, but when stacked with high Perception and skills like Critical Strike (which adds another 20%), you can reach reliably high crit rates. I found it in a chest within a cave along the cliff face south of the Wildwoods Outskirts Party Camp. It was a rewarding bit of exploration that paid off for my dual-wielding rogue.
If massive two-handed weapons are more your style, then a trip south of Fior mes Iverno to a coastal cove is in order. There, you'll find Horsecutter. 
This beast of a blade is a premier early-game find for pure Fighters. Its full combos deal bonus Stun damage, and every single hit applies a stacking Bleed effect. I remember cleaving through a skeleton guardian, watching its health bar continue to tick down long after my swing—a brutal and effective tool for dealing with tanky enemies.
Finally, for a complete gear set, you must challenge The Trantons. This outlaw family hides in the Overgrown Homestead west of the Naku Tedek Grounds. Defeating them yields a full matching armor set and a talisman. The pieces are:

Out of this entire collection, I must single out the Greaves as the standout piece. My journey through the Emerald Stair was defined by these discoveries. Each piece told a story, whether bought, quested for, or taken from a fallen foe.
